From April 6th 2007 all deposits taken by landlords in England and Wales must be protected by a tenancy deposit scheme. The scheme applies only to Assured Shorthold Tenancies, commonly known as ASTs (so if you're taking in a lodger you don't need to use the scheme).

When Tyrer & Hart manage your property and deposits taken will be lodged with the Deposit Protection Service (DPS).

From April 6th 2012 the regulations changed again meaning that Landlords now have 30 days from receipt in which to protect a deposit and supply their tenant with the relevant prescribed information. Failure to comply can mean legal proceedings and a fine of up to 3 times the deposit amount. Penalties can still apply even if the deposit is protected after the 30 days.

Tyrer & Hart will ensure that all necessary paperwork is issued in the proper time scale to the tenant and a signed receipt is obtained.
