Do I get a discount if I have more properties?

What is the procedure if the tenant doesn’t pay?

We keep paying you throughout. We will operate our debt procedure. This consists of 3 phone calls, 1 letter and then referring to insurance. We will then either resolve payment or seek vacant possession of the property. You will be paid every month throughout.

Do I have to wait whilst the excess period expires, if the tenant doesn’t pay the rent?

No! You will be paid every month throughout.

How much does it cost?

Our full management is 10% this increases to just 12% with guaranteed rental (13% for rents under £600 PCM).

What about tenants in receipt of Housing Benefit?

In most cases we would just require a guarantor. We do have other ways of covering tenants in receipt of Housing Benefit, but they are slightly more costly. It is best to get in touch with us to check.

What happens if you go bankrupt?

We have 2 layers of protection for our customers. Firstly our liability on tenants not paying rent is covered by our insurers. Secondly, we have full Client Money Protection in place. This means that your money would be protected and paid out in the unlikely event that we went into administration.

How is the rent paid?

We pay you by BACS transfer. Please ensure that you provide us with the correct details, as it is a very lengthy process to reclaim erroneous BACS transfers from the banking suspense system.
